Farmington Zoning Board approves residential variance for non-conforming lot

NH FARMINGTON — Farmington Zoning Board unanimously approves residential development variance for non-conforming commercial parcel. The board voted 5-0 on all criteria to allow Apex Land Solutions, LLC to build residential on Tax Map R14, Lot 24, a 0.43-acre lot zoned commercial but surrounded by residential properties on three sides. Vice Chairman Larry Zampieri presided in the absence of Chairman John Scruton.
Applicant Ryan Heath demonstrated that existing setback requirements leave only 10.5 feet of buildable space, making commercial development infeasible. Neighbors Paul and Dina Callahan, who share the property's driveway, submitted written support. The applicants plan to construct a 1,080-square-foot single-story ranch home with a farmer's porch.
