Planning Board · Meeting of October 7, 2026

NH FARMINGTON — The Planning Board tabled endorsement of the Cocheco River Corridor Management Plan pending a direct presentation from the sponsoring committee. Members voted by consensus against reducing the Agricultural district minimum lot size from three acres to 1.5 acres, citing concerns that density reduction would harm rural character and that regional housing costs rather than local zoning drive prices. The Board conducted a work session on March 2027 zoning amendments, directing Planning Director Kyle Pimental to develop language on child care uses, data centers, density bonuses, and floodplain regulations.

Chairman Rick Pelkey flagged a serious monumentation error on a Meaderboro Road subdivision, with boundary markers approximately 50 feet off from intended locations. The Board required the applicant to appear October 21 with professional representatives to explain errors, and mandated third-party review at the applicant's expense for any revised plan.
